Which Realtor® Is Right For You?

The One who can get the Job done, right? So now you only need to describe to yourself what the 'Job' is and find someone you can rely upon who agrees and is willing to help you. Should be simple, yes?

Unfortunately, it is not that simple. As in every other profession there are big differences in how individuals approach their work.

Asking yourself a few questions right now might help. How important is the transaction to you personally? How will it affect you if it goes wrong? How important is it to you not to pay too much or sell for too little? How familiar are you with the post-crash Florida Real Estate market? Good place to start?

Some people believe Realtors are of low value and that they can take care of themselves. I will not argue the point. Truthfully, some Sellers and Buyers CAN pretty much take care of themselves. But even the best CEO or Manager must rely on good information and that means relying on good people. At the end of the day everything boils down to People! The Boom & Bust in Florida will wipe out a lot of smart people. Nobody has a crystal ball. Make the right choice now and the rest can be easier.

Short Sales

 The Florida real estate market has become like the wild wild west in the past two years. People claiming to be Investors who will snatch the Owner's Deed or pressure them for an option contract. There are people claiming they are experts who never negotiated a short sale. There are Buyers getting excited today about properties that have a very low probability of being successfully purchased on acceptable terms. Add exaggerations and overstatements and the result is confusion. You are in the middle of this. Happily, there are skilled practioners. Over 100 Realtors have completed my training. Some are stellar. There are other programs that are at least as credible but I don't trust the 3-hour graduates with a Guru diploma. Choose carefully. Ask questions.

Owners facing foreclosure; get an attorney if you can. They can cost you but this could be a rounding error compared to your risk. If you don't know who to call let me know. My advice is only that of a Realtor experienced with short sales. Legal problems need attorneys. Real Estate transactions need experienced Realtors. And,

Never ever ever sign any option contract or deed of any kind before you get legal advice from an Attorney representing you and not affiliated with any Realtor or Investor!!!
